Sugar Hill is not a market we expanded into — it is where Ironwood is based. Our office is on Riverside Road, and The Ortiz Home, the most thoroughly photographed build we have, is a few minutes from it.
Sugar Hill sits in Gwinnett County on the GA-20 corridor between Buford and Cumming, close enough to Lake Lanier that a good number of lots here carry slope and drainage worth understanding before you fall in love with a plan. We walk a parcel before we price it, and we run the plan review and inspection scheduling ourselves.
Two very different kinds of lot trade here. Infill parcels near the downtown district have been pulled up in price by the walkable core the city built around the amphitheatre. Further out toward the lake the lots get larger, more wooded and steeper — better value per acre, more site work.
We build and renovate throughout Gwinnett County. These are the parts of Sugar Hill we work in most often — if your street is not on the list, it does not mean we cannot get to it.
Sugar Hill is served by Gwinnett County Public Schools, and addresses here feed the Lanier and North Gwinnett clusters depending on where the lot sits — so it is worth confirming the zoning for a specific parcel before you commit to it.
